3 important categories for floodwater

When residential or commercial property floods, the damage can be extensive. Even a few minutes of flooding can result in millions of dollars in damage. Some properties become total losses, especially after significant events like hurricanes that affect thousands of buildings.

One crucial aspect of flood damage assessment is the type of water involved. Restoration teams categorize flood water into three main types, which influence the severity of the damage and potential health risks.

1. Clean water

The first category is clean or sanitary water. This includes rainwater and water from uncontaminated interior sources, such as a broken supply line. While the damage to the property may still be substantial, clean water does not pose an immediate health risk. 

2. Gray water

The second category, gray water, refers to water that contains some level of contamination. Exposure to gray water can cause illness or discomfort. While the physical damage—such as discolored ceilings, wet drywall or electrical issues—may appear similar to clean water damage, gray water adds an additional layer of complexity due to its health risks.

3. Black water

The third and most dangerous category is black water. This refers to water that carries significant health hazards due to bacteria, pathogens and other contaminants. Common examples include sewage backups or floodwaters that mix with ocean or river water, especially during large-scale flooding. This category requires extreme caution, as exposure can lead to serious health issues.
